Is your hot water cylinder overheating?
Extremely hot water is immediately dangerous to anyone using the taps and shouldn’t be ignored. An out-of-control hot water cylinder can cause permanent damage to your pipes. As water turns to steam and multiplies 1700 times in volume, it explodes. If air is hissing from the tap, this is often hydrogen caused by overheating.
Excessively hot water can indicate a tempering valve problem or an electrical problem with the thermostat, which can fail in the on position. Temperature fluctuations or warm water only suggest a replacement tempering valve is required. However, a pressure limiting valve (PLV) must be replaced or installed if the fault continues after servicing. Typically, if the HWC continues to overflow on the roof, it is due to fluctuating street pressures.

- The thermostat on your hot water cylinder can fail in the fully on or off position, resulting in either cold or scalding hot water.
- In some cases, the thermostat has overheating protection and can shut down in cases of thermostat failure or solar hot water overheating the HWC.
- The electrical element can fail in the cylinder, resulting in no hot water; this would require replacement.
- As a rule of thumb, if you place a hand on the top pipe connection on the tank and it is cold, you need an electrician; if it is hot, you need a plumber.
